VALUATION ANALYST

The Valuation Analyst is a key person for the quarterly valuation of the company's assets in order to enable active management of the company's assets and to enable the correct recognition of the value of the assets in the Group's accounts, which are active in the healthcare, distribution network and office property sectors in 9 European countries.

Function

The Valuation Analyst is actively involved in:

  • the company's acquisition projects in existing countries and new geographies
  • the quarterly valuation of the company's assets in order to enable active management of the company's assets and to enable the correct recognition of the value of the assets in the Group's accounts, which are active in the healthcare, distribution network and office property sectors. These activities are carried out in 9 countries (Belgium, France, Germany, the Netherlands, Spain, Finland, Ireland, Italy and the United Kingdom)
  • internal quarterly reports/reporting, preparation of data for press releases, preparation of the annual and half-yearly financial report and other external reporting
  • the development and improvement of the evaluation, analysis and reporting tools in place.

Responsibilities

Valuation of acquisition projects

  • Preparation and follow-up of valuations relating to the company's acquisition files
  • Gathering information from operational, technical, legal and tax teams and monitoring the progress of files on a daily basis
  • Transmit information to the expert and explain the file (project, contracts, etc.)
  • Review, discuss and challenge the acquisition valuation

Quarterly valuation of the property portfolio

  • Prepare the rental situations of the buildings on the basis of data extracted from SAP and check them with the operational teams
  • Collect internally and challenge the information required by the real estate experts in terms of investments, construction costs (compared to the initial budget)
  • Review, discuss, challenge and understand the valuations issued by the property experts in relation to the various information available to us (acquisition costs, market comparables)

Quarterly reporting of values relating to the property portfolio

  • Prepare quarterly reports (internal and external) relating to the analysis of the group's real estate portfolio such as
  • Portfolio breakdowns by segment, by country
  • Occupancy rates;
  • Residual lease terms;
  • Analysis of the group's rental incom

Profile

Experience: +2 years in audit, financial analysis or valuation, ideally in the real estate sector

Specific Skills

  • Preparation and distribution of activity reports
  • Data collection, modelling and processing
  • Knowledge of economic mechanisms
  • Knowledge of the real estate market
  • Detailed knowledge of the languages NL and/or FR + ENG: oral and written
  • IT literacy: MS office, knowledge SAP is a plus
