JUNIOR FINANCIAL ANALYST & ASSET MANAGER HEALTH CARE - Belgium

Being part of a complementary team consisting of BU Manager Belgium Healthcare, the Senior Property Manager and the Business Healthcare assistant, the Financial Analyst Healthcare is assisting the Head of the Business Unit in the management and development of a substantial real estate healthcare portfolio of Cofinimmo

Function

Being part of a complementary team consisting of BU Manager Belgium Healthcare, the Senior Property Manager and the Business Healthcare assistant, the Financial Analyst Healthcare is assisting the Head of the Business Unit in the management and development of a substantial real estate healthcare portfolio of Cofinimmo

Responsibilities

Business Development

  • Follow the evolution of the Belgium regulatory environment
  • Prepare/update the prospect list
  • Prepare the visits to targets and make appointments
  • Support the BU Manager during client visits
  • Monitor the client list of our main competitors
  • Participate in the contact with Cofinimmo’s network of market actors in order to identify possible opportunities
  • Keep an overview of all potential real estate projects proposed to Cofinimmo through its network of agents, brokers and advisors
  • Early review of potential investment opportunities of potential targets

Investments

  • Assisting the Head of the Business Unit in analysing targets further by performing following detailed analysis:
    • Analysis of market features: demography in city of Target, care demand,
    • Analysis of competition
    • Analysis of the location and building quality
    • Review of lease features and deal parameters
    • Pricing and valuation benchmarking
  • Business modelling, DCF valuations and pricing computations of the Target
  • Writing of feasibility studies, investment reports and Investment Committee presentations (in powerpoint, exel, …)
  • Assisting the Head of the Business Unit in the whole acquisition process from bidding, Due Diligence up till the final acquisition closing.

Asset Management

  • Monitor post closing action points
  • Keep contact with client operators for daily asset related interventions
  • Follow up and support the BU Manager during (re)negotiation of new and existing leases and contracts, lease extensions? etc;
  • Monitor tenant solvency
  • Monitor that the reporting of the public care authorities are received, checked with the necessary follow up and stored on CofiDocs.
  • Monitor that all necessary licences and permits are in our possession and stored on CofiDocs
  • Keep a global overview of the assets in portfolio, the risks, the impact of changing government requirements on our assets, the expectation of the operator per building, the renovation needs per building, the degree of future proof per building, ESG qualification per building
  • Support the BU Manager during the roll out of new developments and arbitrations in the portfolio   

Property Management

 From time to time support the Senior Property Manager:

  • To solve problems with regard to technical issues in the building
  • To facilitate the sale process of buildings to exit
  • To follow up new developments
  • Prepare (by checking if all licenses and permits for the building are saved on CofiDocs) the visits for the Senior Property Manager
  • Help carrying out periodic home visits (first in assistance of the Senior Property Manager, later alone)
  • Support the Senior Property Manager to assist customers on moving in or out and organise the refurbishing after departure
  • Supervise that all energetic/ESG measurements are received, make sure that all homes have such a ESG reporting and see with (new) customer how this can be done for new homes
  • Support the Senior Property Manager with the preparation of the yearly maintenance and renovation budgets with overview of the costs made
  • Participate in the reflection process related to the environment and the environmental aspect of the buildings (ISO question, monitoring of the permits, asbestos question, new regulations)
  • If requested contacts with third parties associated with the buildings: telephone operators, mobile telephony, municipalities, public authorities, etc.

Profile

General knowledge

  • Detailed knowledge of the languages French, Dutch and English: oral and written
  • Office automation knowledge MS OFFICE: Powerpoint Excel Word
