(SENIOR) ASSET & TRANSACTION MANAGER - Germany (FaM)

The Senior Asset & Transaction Manager is in charge of the entire property acquisition process and the management of all post acquisition issues arising from Cofinimmo’s activity. He is assisting the Head of the Business Unit in the management and development of the portfolio, with focus on the sourcing and acquiring of new projects.

Function

The Senior Asset&Transaction Manager is in charge of the entire property acquisition process and the management of all post acquisition issues arising from Cofinimmo’s activity.

He is assisting the Head of the Business Unit in the management and development of the portfolio, with focus on the sourcing and acquiring of new projects.

Responsibilities

Business Development

  • Follow the evolution of his/her segment and his regulatory environment.
  • Regular contacts with and performs regular visits of the tenants in order to be informed of new opportunities in an early stage.
  • He/she will develop and maintain a network of market actors in order to identify possible opportunities early stage.
  • First point of contact for agents, brokers and advisors looking to sell potential projects (“Targets”)
  • Early review of investment opportunities and short list high potential Targets.

Investments

  • Assisting the Head of the Business Unit in analysing Targets further by performing following detailed analysis:
    • Analysis of market features: demography in city of Target, care demand,
    • Analysis of competition
    • Analysis of the location and building quality
    • Review of lease features and deal parameters
    • Pricing and valuation benchmarking
  • Business modelling, DCF valuations and pricing computations of the Target
  • Writing of feasibility studies, investment reports and Investment Committee presentations (in powerpoint, exel, …)
  • Assisting the Head of the Business Unit in the whole acquisition process from bidding, Due Diligence up till the final acquisition closing.

Coordinate the process of acquisition/sales as from the day the LOI is signed until Closing

  • Coordinate due diligence exercise with internal teams (legal, tax, Accounting & control, Technical, operational) and the process with sellers/buyers
  • Coordinate internal coordination meetings to ensure appropriate information flow
  • Review the operational, legal and tax due diligence
  • Evaluate the impact of due diligence outcome on pricing
  • Calculation of KPI for decision
  • Calculate the purchase price;
  • Prepare presentation for Direction Committee with due diligence outcome
  • Keeps track of transaction costs
  • Identify cash flow movements at closing
  • Liaises with communication team in view of issuance of CP

Develop/challenge Business Plan of acquisitions/mergers

  • Be able to elaborate/review a business plan of the acquisition/merger based on the different information to gather
  • Be able to assess the impact on the Group financial BP

Asset Management

  • Keeping close contacts with key accounts, monitoring their expectations and wishes.
  • Follow up and (re)negotiate the new and existing leases and contracts, lease extensions,…
  • Research and analyse all market information to help define and implement effective management
  • Monitor tenant solvency
  • Develop and roll out arbitraging

Profile

General knowledge      

  • Transaction and Real Estate in depth knowledge min 10 years 
  • Office automation knowledge MS OFFICE: Powerpoint Excel Word
  • Detailed knowledge of the languages German and English: oral and written any additional language is a plus,
